A complete window and door replacement project transformed this Burleigh Waters home's energy performance and indoor-outdoor flow. Here's how we did it.
The Burleigh Waters project came to us in mid-2025 — a classic 1990s brick veneer home that had aged gracefully but whose original aluminium windows were showing their age. The owners had recently purchased the property and were planning a full renovation before moving in.
The Brief
The brief was straightforward but ambitious: replace all windows and external doors with modern, energy-efficient systems that would open up the home, improve cross-ventilation, and create a seamless indoor-outdoor connection between the main living area and the new alfresco extension.
What We Installed
Living and dining areas: Three large lift-and-slide door systems replaced a combination of single sliders and a standard hinged door. At 6.0m wide when fully open, the new opening connects the interior directly to the outdoor kitchen and pool area — the quintessential Gold Coast indoor-outdoor lifestyle setup.
Bedrooms: We specified casement windows throughout the bedrooms, oriented to capture the prevailing south-east breezes and maximise natural ventilation. Double glazing with Low-E coating was used throughout for thermal and acoustic performance.
Bathrooms and laundry: Awning windows in the wet areas allow ventilation even during Gold Coast's frequent afternoon thunderstorms.
Front facade: Two large fixed lights frame the entry statement, with a narrow casement alongside for ventilation.
The Result
The transformation was dramatic. The owners report that air conditioning usage has dropped significantly compared to the previous home they sold, and the connection between the living space and outdoors has completely changed how they use the home.
"We barely close the doors in the evenings now," they told us. "The lounge, kitchen, and alfresco all feel like one space."
Powder Coat Finish
All frames were finished in Dune — a warm off-white that complements the rendered exterior and the natural timber used in the alfresco structure. The consistent colour across all windows and doors ties the facade together beautifully.
